Storm Water Management in Oregon and Southwest Washington

Commercial Stormwater Control Across the Portland, Salem, and Vancouver Metro Areas

An acre of commercial roof and parking lot sheds roughly 27,000 gallons per acre per inch of rainfall, and every gallon picks up pollutants on the way down. Heavy metals from brake dust, petroleum residue, and fertilizer all travel with runoff into the nearest storm drain. This is why municipalities now expect a commercial site to actively capture and treat the stormwater that falls on it. A development that plans for this water management early spends far less than one that retrofits later.

DeSantis Landscapes installs and maintains green infrastructure for commercial stormwater management. We rely on these green infrastructure methods for stormwater management to keep commercial properties compliant with municipal stormwater standards. By using plants and soil, these systems handle heavy runoff while adding an aesthetic element to the property that people actually want to look at.

Meeting municipal runoff standards is far cheaper when you bake it into a design rather than bolt it on later. Learn more about our Pacific Northwest commercial storm water management services by calling (503) 782-7356 or contact us online.

What Are Bioswales?

A bioswale is a shallow, vegetated channel that carries runoff across a site slowly enough for soil and plant roots to filter it. Beneath the planted surface, layers of aggregate and a perforated drain line move treated water onward. They consist of a perforated drainage line dug into the earth, topped with layers of rock and aggregates, and finished with a soil surface populated by deeply rooted vegetation.

These systems work by first absorbing runoff into the soil, then allowing it to flow down through the aggregate layers until it reaches the buried drain line. As moisture travels through these materials, the vegetation and aggregates filter out sediment and excess nutrients. This natural filtration process prevents unwanted substances from flowing downstream and overwhelming the local stormwater system or nearby lakes and streams.

These installations do quiet work once they are in the ground, with several advantages:

  • Seamless integration. On the surface, the average person will see only an attractive patch of grass and flowers in a low-lying area.
  • Nutrient retention. By filtering out sediment before it reaches local rivers, the system keeps vital nutrients in the soil, which plants absorb through complex root networks.
  • Erosion prevention. Managing heavy runoff prevents these low-lying areas from flooding, eroding, or becoming hazards.

Implementing a bioswale effectively captures excess water before it becomes a liability. DeSantis Landscapes utilizes these natural systems to transform a potential eyesore into an attractive, high-functioning landscape feature that quietly protects your property.

Weather-Based Water Management Systems in Oregon and Southwest Washington

Eliminating water waste requires moving past traditional clock timers and reactive plumbing repairs. Outdated irrigation setups run on rigid schedules regardless of rain or soil conditions, driving up utility bills and risking severe plant loss. Through our partnership with Weathermatic, DeSantis Landscapes transforms complex irrigation networks into cloud-managed systems that measure, track, and optimize every gallon of water used across your grounds.

Our tech-forward water conservation strategies rely on three core components:

  • Weather-based controllers. Cloud-connected SmartLink systems continuously adjust watering schedules using hyper-local weather conditions and real-time evapotranspiration data;
  • Active flow monitoring. Digital sensors track subterranean line pressure around the clock, instantly alerting technicians to underground leaks or pipe breaks before catastrophic landscape damage occurs; and
  • Smart system retrofits. Outdated irrigation infrastructure gets upgraded with smart controllers and modern soil sensors, optimizing system performance without requiring a full, disruptive replacement.

Deploying weather-driven technology automates conservation while drastically cutting operational costs. By eliminating unnecessary on-site inspections and detecting hydraulic faults remotely, our smart irrigation systems offer predictable utility spending, protect softscape investments, and deliver a clear return on investment for property owners.

Keep heavy metals and fertilizer out of the local watershed while staying fully compliant. For expert commercial storm water management in Oregon and Southwest Washington, call (503) 782-7356 or contact us online.
